Was approved by the landlord but negotiating the deposit with the PM. Applied with my disabled, social security receiving grandma since I’m her caretaker and was told the property manager wants double the deposit due to her. Seems weird since she’s dependent on me for everything. Apart from that Jorge Lopez is great! Edit: Forgot to add that Sophie the transaction coordinator is amazing! Really nice and responsive.
We chose to sell our flat through Yates Hellier as I was impressed with Ross Yates and his experience in the market and his local knowledge. He took control and managed the whole process. Ross and Natalie keeping us regularly updated on the progress. We sold within a few weeks and we were very happy with the price. We would not hesitate in using or recommending this estate agent again.
Worst Leasing company ever. Now I know to stay away from Indio. Currently at the jones on Lincoln in Arlington Tx. I moved in and was really happy with the unit.. until my unit started flooding randomly. Today is about the 10th time my unit has flooded. Maintenance refuses to fix it saying. “Call us if it happens again” dumbest thing ever. Called This numbers emergency service and they told me “no one is going to come it’s Christmas”. What kind of place is this? My apartment has had standing water in it for about 10 hours.and of course the property manager has the Audacity to say “why are you moving out”?? Be foreal right now. The crazy thing is the Maintenance portal states this has been an issue for 5 years. Insane
Excellent and speedy service getting my house rented within a month. All the team were very responsive to communications, they recommended work to be done to make the house rental ready and arranged contractors who got it done quickly. There were before and after video walk throughs and clear communication on costs to do this. Advice on setting the right rental price was helpful and ultimately effective. All information is available in an online portal and rental income comes into my bank account automatically. From an out of town landlord perspective , they couldn’t have made the process any easier. I recommend NG for renters based on my experience over the last couple of months. Caitlin was on it with finding me a parking spot and in regular contact before I moved in. Charlotte went above and beyond making sure new flooring was completed before my move in date and looking at alternative options. Holly has also been great at dealing with a couple of minor issues for me and making sure they were dealt with quickly. And the team are all super friendly. My only negative experience was finding my belongings hadn’t been covered when the ceiling and walls were painted shortly after I moved in. Luckily no lasting damage as I got to it quick enough to clean everything, but frustrating the time it took to do so.
We have had an absolutely shocking experience with Belvoir West Derby. We applied for a property on Fordlea Road it but the treatment from Belvoir was so appalling we had to walk away. Evie constantly pressured us to move faster and put money down. We made it clear we would need a second viewing before we signed, she said that would be fine once we had paid holding fee, which we paid straight away. Once we had paid she would only do viewings the day before collecting the keys and wanted us to sign early. We didn’t want to sign that early so she refused us a viewing on the first date proposed and insisted she could only do the day before collecting keys. She tells us she is very busy and a second viewing is not standard and basically tries to put us off viewing. On the day of the office rings and makes excuses that Evie is ill and they don’t know about this viewing. We later get an angry phone call from the manager because we clarify we are not signing until we have seen the property again. We feel massively messed around and lied to. Avoid.
I'm pleased to share my recent experiences. While my past encounters with the management services were not always satisfactory, the new Property Manager, Jorge D. L. has brought about positive changes. Jorge has communicated with timely responses to inquiries and concerns. His proactive approach to addressing issues has contributed to a more pleasant experience. Although there were challenges in the past, I appreciate the efforts made by the new property manager to rectify previous shortcomings and prioritizing the needs of the tenant and property owner. Special mention to Kevin for his exceptional assistance with leasing matters. His professionalism has made the process smooth. In conclusion, while my past experience may have been mixed, the new positive changes have improved my perception of the company. I look forward to continued progress and a mutually beneficial relationship moving forward.
I recently purchased a property in Liverpool city centre and received excellent service from Sam, Joanne and Harry at the City Residential team. They were extremely helpful, responsive and proactive in keeping me updated, as well as friendly! I would certainly look to them for any future transactions and recommend them to others.
I would not recommend this company to anyone and strongly advise against using their services. Their work is unsatisfactory and leaves many questionable concerns. I decided to write to you and ask for help in the never-ending nightmare with my HOA at Carlyle Heights and the Property Management company in charge of these condo units: Beacon Management Services. I want to report my frustration regarding an ongoing water damage and mold issue in my home which is managed by BEACON Management Services. After endless complaints and 200+ emails to the board members and Kevin - the on-site property manager employed by Beacon Management Services, not only the situation is unresolved, it is now worsen, and we now have 100% mold in our home! Today, closing on 5 years after the inception of the first time reporting the problem, it's nothing but a duck-taping repair (they so-called "cost-effective solutions") that failed to address the core problem. No routine inspection and maintenance of the sump pumps, and when there's thunderstorms, water surfaced from under our floors and walls. At the current state of my home, the dining room and master bedroom are contaminated with mold, and the foundation now has leveling problems. This place is in a condemnation condition with almost 100% mold. I have pictures, documented communications and official reports to proof the act of negligence how our living environment has become a health hazard and unsafe living quarter. The discriminatory treatment, the lack of concerns and the negligence of the individual in charged has resulted in extreme stress, health issues and emotional depression. Beacon Management Services at Carlyle Heights is responsible to maintain the property, and has failed epically to uphold its responsibility by employing Kevin as an irresponsible and incapable of carrying out his duty as property manager. Additionally, due to the current condition, the unit cannot be resale, or rented, causing significant financial harm, especially during COVID in 2020 and to top it off, the irony is that the HOA increased monthly HOA to $700 per month, after recent assessments which was to "improve" and "restore" the condition of the homes in Carlyle Heights. The discrimination treatment and terrible attitude of the Property manager are unacceptable and undeserving, and the HOA board not only failed to take the necessary steps to resolve the matter, they are enabling the abrupt behavior. As an HOA payer, I have the right to live in a safe and healthy environment, and the association has a responsibility to ensure that my unit is adequately maintained and free from hazards like mold and other common areas and structures problems. As mentioned, I've documented all communications, and also have proof photos, mold report on file. Please see below for the sequence of events. Wow! Martha Munoz at LRS Realty & Management is AMAZING!! The tenants primary access door for our 4 units was suddenly broken, so none of our keys would work for the door, and we could not access our apartments from the main entrance. I phoned LRS R&M and got Martha, and she immediately reach out to the vendor for technician support! Chris the technician arrived promptly and did a great job! RPM Evolve is the rental management of the home I lived in for just over 9 years-the first 3 years of my tenancy it was managed by a realtor-then RPM took over and for the most part I avoided contact with them and they were happy for it. I paid for my AC to be serviced each year as it was clear they were not going to do it; paid to have the pigeons permanently removed that were nesting above the patio and leaving dangerous levels of pigeon poop on my patio that fatally impacted the respiratory systems of two of my dogs. The first time I called RPM for maintenance was in April of 2023 for a leaking toilet AND multiple areas of shattered/cracked/broken tile flooring on the first floor likely due to the swelling and receding that kept happening. It took until November and multiple messages and complaints by me to the maintenance person there, the AG’s office, and even the owner for them to even send a plumber that confirmed sewer slab leak. It was almost January by the time the leak was addressed by the plumbers. I gave proper notice and moved out Jan 31st at which time the tile flooring that was swelling and receding, broken, and shattered to the point I had to have much it swept up and removed and the rest covered by carpets had still not been addressed. My dishwasher stopped being useable in 2015. I was not given keys so had to install my own locks on the townhouse. The electric never worked in the third bedroom and most of the outlets in the living room stopped working with the slab issue. I lived in the townhouse for 13 days in 2018 with no electricity because the breaker box had shortened and caught on fire (thank goodness I used a wooden spoon to flip the breaker or it would have killed me when this happened). Turned out the breaker box was way out of code and all of the electric had to be redone and approved by the city. 13 days and absolutely no word from RPM on a hotel room or not charging me rent for those days or anything at all. The electrician left me 100 dollars to get a hotel room because he felt so bad for me and my dogs staying there and going back and forth to work with no electric. RPM gave me nothing. I LOVED living in the townhouse but RPM did nothing to maintain it, never came to see it even once the entire time I lived there and the one time I need maintenance they completed disregarded it with no cares to give that I spent all of 2023 healing from three major skeletal surgeries and also living with unstable and unsafe flooring. Oh they did raise my rent tho by 30 percent in 2022 and again in 2023 and it was gonna go up again in 2024 despite being unsafe and technically not livable (per AZ State Statutes) for the last 9 months I lived there. I would not recommend renting from RPM but even more importantly I would not recommend to homeowners to use this company to manage your property. They were the rental management of my rental home for over six years and never once saw the home. Didn’t even have keys to it. I don’t know why anyone would pay them to do nothing for you except make you vulnerable to lawsuit.

This is the worst management company I have ever dealt with. My property has had an ongoing issues for 3 months now. They have done nothing to help. I have had to reach out to multiple people for them to fix this issue (which is the management company’s job). I have called my manager 3 times and emailed 6 times, I have had no response. So I am paying this company to do absolutely nothing, I am doing their job for them and giving them updates on this issue with my house. I have asked 5 different times for an update and have received no response. My manager emailed me back 2 weeks later one time to say “oh I’m just now seeing this approval, I will try to work on it now.” Meanwhile this issue is still getting worse because they refuse to respond. It’s clear they work on their own time, do not care about getting the best deal for their customers and I would NEVER recommend this company to anyone and I do not trust them with my property. I’m essentially writing this in hopes for some type of response, since I can’t get ahold of my property manager or ANYONE on their team for weeks now.

By far the most terrible experience I have had since I started renting. I was moving to Chicago so I went online to find an apartment. I knew little about Chicago then so on the top of my list was a quiet neighborhood and parking. Bob of PPM reached out to me. The process was pretty smooth. He was so helpful. I came over to check out the apartment at 537 W Melrose Street. When I visited they were laying the floors and I was told by move in date the property would have been updated. It had an old kitchen, an old bathroom etc I moved into the most dirtiest apartment I have ever seen. The only update was the floor. Kitchen was still old with rat poop in cabinets that were falling apart. Oven looked like it hadn’t been cleaned for a year, Fridge was an eyesore, the bathroom was dirty, toilet seat was awfully old and dirty, windows hadn’t been touched either. Doors of every single locker in the apartment was falling apart. It was wild. I made a complaint to the office, Ioneta, she didn’t even seem to care, all she kept saying was that I could just overlook some of those issues. In the end they offered to give me a credit of i think $700. But, the main reason I stayed was the property manager Val, he had assured me he was going to fix things for me and he really did his best. Some of the things he always said had to come from the office but he always let me know how terrible they were and removed from reality. The first week of being there my couch got stolen. I couldn’t get it into the elevator so I left it in the lobby. When I complained they told me they couldn’t look at their cctv because it doesn’t store any data. Because the unit hadn’t been updated in a long time I encountered problems pretty much every week and I will let Val and the office know. But, instead of trying to fix the issue they told Val I was troublesome. To which Val told them I wasn’t. I was paying almost $1,900 including parking but I couldn’t even complain. My room was unthinkably cold all the time during winter, I complained but nothing changed. So when it got so cold this year I threatened to get extra portable heaters at their expense. Val came over and realized that one of my windows was short, so the only solution was either to seal it or change it. The next day Ben came around and claimed that the reason why my room was cold was because my curtains was almost covering the radiator smh. I said nothing. Then he let the maintenance guys come in. The first thing the maintenance guys said when they got into my room was “your room is so cold”. I said yeah. They went to check the windows and realized what Val had said, one of the windows was short. So no amount of heating could save me. They said the owner wouldn’t change it so the only solution was to seal it which they did. Funny. The maintenance guys were surprised I had an old kitchen for what I was paying. Then there was an issue with parking, that was basic common sense but again, I had to someway somehow always go back and forth with them. Sometimes I felt I was engaging with kids to be frank. Now, the pettiest thing they did was when I sent them an email that I wasn’t renewing my lease. I sent the email at 10am, around 3pm the same day they sent me an email saying they were not going to renew my lease and I couldn’t Transfer to any of their properties too. That was very petty and funny because aside the email I had already said in a survey I wasn’t going to renew my lease. As if that was not enough, they sent a mail in the post. So childish. So I moved when my lease expired. I got a new place that was $500 cheaper but quieter, more spacious, updated kitchen with stainless steel appliances, updated bathroom, authentic hardwood floors, lots of storage, lots of free parking and it was just 10mins away. I have been angry with myself that I lived there for two years wasting my hard earned money. Anyway. If you are looking to rent, look elsewhere.

Zenko got us a great price for our flat and managed the whole process exceptionally well. A special mention to Ian who was fantastic throughout despite a nightmare buyer who was very unreasonable through the entirety of the sale and without whom the sale would probably never have completed. Cannot recommend the company highly enough and would encourage anyone thinking of selling/buying in the area to employ Zenko's services.

She was really sociable and easy to get along with as we walked round multiple properties and she was really well-informed about each place we visited. She was honest, open, and I never got the impression she was trying to pull my arm to sell me somewhere, which ultimately made me more likely to rent using her recommendations. After the viewings she also replied to messages very quickly and was very helpful with the letting process.

Horrible company! My family and I was renting a home for almost 4 years just to be told randomly one day the owners wanted to Sell. Apparently they had us sign another year lease that wasn’t honored by the owners. Instead of being honest about this mistake early on they waited until the last minute and we had to move . They tried to force us to sign a new monthly lease to Avoid telling the homeowners what happened. They didn’t cover moving expenses or compensate us for the huge inconvenience. They gave us the security deposit back “early” but we were gonna get that anyway because the property was well taken care of. No money for application fees either! All We got was a letter of recommendation that’s not even signed. The letterhead of the business wasn’t even on the letter. I had to make it myself so the letter looked official otherwise it was just an email typed up. We are still Looking to take legal action. Don’t trust Renters Warehouse ! They don’t even deserve the one star !

I would put zero stars if I could. My lease ends on November 15th and when I logged in to pay rent on November first i noticed that it looked like the normal amount for a full month. So, I looked at the detailed amount and my assumption was correct they were charging me for the full month. I then attempted to contact Street Lane and via phone. I selected the current resident option on their automated line, and it kept ringing and would go to voicemail. I left a voicemail and called back about 15 more times between the next 2 days, and it was the same outcome, and nobody had called me back. The last time I call I selected the new resident option and what do you know I get to talk to somebody right away and then they transfer me to collections, and they told me that I am responsible to prorate the amount I owe myself. I was never told this before and I should have to assume I have to prorate my rent myself and their system should do it. I was then told that it will show a remaining balance and to just disregard and late payments calls and messages. I am now getting contacted by debit collectors due to this remaining balance showing on my account that I do not owe and the only thing Streetlane is doing about is telling me to disregard it. On top of that in August our soap dish fell off the wall in our shower and i put a work order in to have it fixed and they told me that it is my problem and they do not cover it. It fell. off the wall due to poor craftsmanship of the repairs in the house there was water and mold behind the soap dish which caused to fall off. They only wanted to fix it when I told them that is the reason why I am not renewing my lease. They are also making fake charges and taking my security deposit and the charges are all for issues I noted when I moved in. It is all listed in my move in condition list. Do not rent from this company!!!! I repeat do not rent from this company at all.
