I have been renting from Invitation Homes for about 14 months now, and after my most recent experience, I have lost all hope in this company.
**Issue #1**: When I submitted an inquiry to Invitation Homes, the leasing agent was very poor at communication. I had to move on short notice from my old home and found a new place with Invitation Homes fairly quickly. From the first point of contact, the leasing agent lacked communication, urgency, and friendliness. Eventually, the agent stopped contacting us, so we had to involve a manager who managed to resolve the issue and get us moved in within a day.
**Issue #2**: About 6-8 months into our lease, someone from the accounts payable team made a significant error by applying another person's rent (two months' worth) to our account. Since we had our rent set to auto-pay, we didn't realize that the rent wasn't being deducted until I noticed a zero balance on our account. I called Invitation Homes, and a representative assured me that everything looked fine. When I asked where the credit came from, she couldn't provide an answer and simply said not to worry; they would contact us if there was an issue. A couple of weeks later, Invitation Homes realized their mistake, corrected it, and suddenly my account showed nearly two months' worth of overdue rent. To make matters worse, they charged me for the past due rent along with an absurd amount in late fees. After multiple failed attempts to get someone to return my emails and phone calls, I had to take time off work to drive to the main office and speak with the manager of my property. She did set us up on a payment plan to catch up and waived all the late fees, but the miscommunication and lack of urgency left me feeling distrustful of this company.
**Issue #3**: On June 19, I woke up to a loud noise coming from the outside AC unit. Although it was still cooling my house, I submitted a regular maintenance request regarding the noise. The next day, I noticed that the AC was no longer functioning, and the temperature in my home began to rise. With summer temperatures in Las Vegas exceeding 100 degrees by 8 a.m., I called the maintenance team to request that my case be marked as "urgent." They confirmed they would update the status and try to send a technician out. Initially, they responded quickly, and the technician arrived and identified the issue within five minutes. He submitted a request to Invitation Homes for approval of the necessary work around 9 a.m. However, by 3 p.m., I called to follow up on the approval and was told that while they had marked my case as urgent, they still needed approval from the Las Vegas office. Feeling desperate with temperatures reaching 95 degrees inside my home and my dogs panting, it seemed as though Invitation Homes did not view this situation as an emergency. By day three of the issue, I had to call again to apply pressure on Invitation Homes to approve the work order. Even the AC company reached out to them to push for approval.
In summary, I am sharing my experience so that no other tenant has to go through what I have endured with this company.
