Team in charge of our property are always cheerful and helpful, and do as much as they are able to help in most situations. Recent regulation has meant changes in what they must do as well as what they are permitted to do, so it is not always their fault if things are not resolved.

I recently moved to a flat within a development, managed by H&P. The way how it currently stands, this factor is the worst example that any factor could be. To begin with, their running costs are HUGE. On paper it is ONLY £100 a month, however they then have contracts with the insurance companies, where they take another 30% cut from your insurance, while then driving up the insurance costs over the years. Then they have close relationship with only one or two contractors doing the work in the property and they refuse to find others. Those contractors cost A LOT, as an example, tightening the screw in an elevator came down to £500! Now we all wonder, which part of that was taken by the H&P themselves?? The other problem is their negligence to actually do work. This factor made our whole development life unbearable to a degree, where parts of the building might be soon be crashing down, due to the ignored messages for YEARS. Even when new contractors were contacted, who provided the quote for the works, H&P decided to simply not accept the quote and leave the problem unsolved for another 2 years. Now the building is in a state, where it constantly leaks water non-stop and their resolution - a bucket! Adding some pics of that :) One more thing to note, this factor over the years learnt tricks to not allow the residents changing it either! One of the used tricks is not chasing down on properties that refuse to pay them, so it instead acquires dept on the whole development, which keeps on growin over the years! Due to this no other factor will want to come in and take the development with an accummulated dept of hundreds of thousands of pounts :/

My request for a small repair was dealt with promptly Nikki is always cheerful. Such a pity some residents are not interested in maintaining the properties.
