Regrettable Experience with Gleeson Homes: A Cautionary Tale I had high hopes when I chose Gleeson Homes, but after living in our home for two years, the experience has been nothing short of frustrating and disappointing. From day one, it became clear that their focus is more on cutting corners than delivering quality homes. The build quality is subpar at best. We’ve encountered numerous issues, including poorly fitted windows and doors that let in drafts, a leaking roof, and even loss of heating. The finishing touches, which you would expect to be done with care, were rushed and sloppy. Walls are unevenly painted, and it's evident that attention to detail is not a priority for Gleeson. The customer service has been another nightmare. Once you’ve signed the dotted line, their interest in your satisfaction seems to vanish. Getting any issues resolved requires relentless follow-ups, and even then, the responses are slow, unhelpful, and often dismissive. Simple requests turn into drawn-out battles, making the entire process exhausting. To add to the frustration, the timeline for repairs has been consistently missed. Despite promises of prompt attention to the snags we reported, weeks turned into months with little to no progress. We even arranged dates with the site manager in advance, only for them to do nothing on the agreed date, wasting our time and the holidays we took off from work. It feels like they’re more interested in selling the next property than in taking care of their current customers. One particularly alarming incident occurred in November 2023 when we experienced a power outage. Unlike a typical outage, the entire street wasn’t affected—just our home. After 16 hours without power, we finally received a temporary repair. The cause? A damaged electrical main and water line under the shared driveway, which had been compromised before we even received the keys. When speaking to GTC, we were told that if the cable had blown, it could have taken out the gas main, leading to a catastrophic incident. Gleeson’s response? They suggested that I should have discovered this during the key handover inspection—apparently, they think I have X-ray vision to see under tarmac! This response only reinforced my belief that Gleeson is not interested in, and does not care about, their customers' safety. I now live in fear, and this issue is currently being pursued with the New Build Ombudsman. Overall, I deeply regret choosing Gleeson Homes. The combination of poor build quality, lack of attention to detail, and abysmal customer service has turned what should have been an exciting experience into a constant source of stress and fear. If you’re considering buying from Gleeson, I strongly advise looking elsewhere. The initial savings are simply not worth the long-term headaches and potential safety risks.

Totally devastated with the whole process! One Sales rep was downright deceptive and kept moving the goal post. Kept saying we cant view the plot until exchanged, then we exchanged, she said we cant view until the home demo, Uffffff. On the day of completion, she wouldn't let us park the van outside the new home as we had another 5 mins to complete. Plus she never told us about £3k worth of optional extras, instead we went with her smooth move estate broker, of which £3k was paid by Gleeson and I paid the other £700, total joke. Never given build updates, never updated about anything. Once in the home, then the real snag nightmare began. Cheap homes, but cowboy builders are used and many snags to report. Good luck, tread carefully and have some good advice before entering into a contract.

I'm a homeowner at Huyton, Tulip Drive. The house is not too bad after being persistent in pushing for faults to be fixed. The garden, on the other hand, suffers from poor drainage and is therefore unusable. Gleason is determined not to accept that there is even an issue.

Reviews Summary

The overall sentiment in customer reviews for Gleeson Homes is predominantly negative, with only isolated instances of satisfaction. Reviewers consistently note problems related to build quality, unresolved faults, unsatisfactory customer service, and delays in repairs or move-in dates. Many mention experiences with dismissive staff, lack of accountability, and recurring or unresolved snagging and safety issues. Only one review provides clearly positive feedback, specifically regarding quick communication from the sales office, while others point out ongoing frustration, stress, or even fear regarding their homes.

Common feedback includes repeated criticism of poor workmanship, ranging from garden drainage issues to structural concerns and dangerous repairs. Accounts of uncommunicative or unresponsive customer service are prevalent, as are complaints about staff ignoring significant aftercare or post-sale responsibilities. Some reviews highlight safety hazards and delays, reinforcing the perception that short-term sales seem prioritized over long-term customer support. While the Huyton, Tulip Drive area receives a passing remark, such feedback is specific and conditional upon persistence.

Overall, Gleeson Homes is regarded as a company facing significant reputation challenges, particularly in areas of construction quality and aftersales care. Based on reviews, homebuyers in the UK should exercise caution and gather independent advice before entering agreements. The current review patterns suggest limited customer trust and unresolved customer concerns across their operations.
