I regret ever using YourExtraSpace. What should have been a simple garden room, which they promised would be finished in 3 to 4 weeks, dragged on for 5 months of stress, delays and constant chasing. There was no project manager, 11 different workers rotated through the job and major defects were left, including faulty electric, plumbing, and a mis-laid waste pipe.
They lied and said planning permission was in place and continued building when it wasn’t. Michael or Martin did not attend site to inspect. We are not builders and could not verify whether the work was safe or compliant.
The electrics were only fixed after I raised serious concerns about the supply feeding the garden. I had to pay an independent electrician to inspect it, and he confirmed the installation was shoddy and dangerous. Only after I challenged them did YourExtraSpace correct the work.
Faulty plumbing caused two major leaks which resulted in thousands of pounds of damage. Our brand new flooring had to be replaced, our brand new sofa bed, internet router and doors were ruined, and we had to wait weeks for the room to dry out before it could be repaired. Then it leaked again, causing the same damage all over again. We later discovered the hot water tank had not been installed correctly and was fitted without an overflow. The tank has since broken, leaving us with no hot water in the garden room. The whole experience has been nothing but stress.
When we sought help, YourExtraSpace refused because we hadn’t paid the final invoice, despite the fact that the invoice was withheld only pending verification of the retrospective planning permission, which was entirely reasonable as refusal would have left us liable for substantial costs. Their stance meant we were left to absorb the costs of repairing the damage, rectifying faulty plumbing, and replacing the flooring, sofa bed, router and doors ourselves.
We also requested the Building Regulations Completion Certificate, and they said we must pay first to receive it. We reluctantly offered to settle the invoice in person at their office, on the clear condition that we would receive the certificate in hand at the same time. Despite this reasonable offer, they have not responded, and we still have no certificate. In my view, it appears there is no certificate, as none has been produced despite repeated requests.
We fulfilled every step of the payments on time when asked. In my opinion, the company has cash flow issues, which is why the delays, excuses and poor workmanship occurred.
I am a fair person, and I will say the build itself looks good. Out of the 11 tradespeople there were some skilled individuals, but when it came to plumbing and electrics they were not properly qualified and could not provide the promised certifications. There were also many other errors that we had to point out ourselves and demand be corrected.
Poor communication, no accountability, and no professionalism. I strongly advise avoiding this company. Yes, it seems they have some good reviews, but please consider how close you are to their office so you can challenge them face to face. Being in London, that has been extremely difficult for us.
