Extremely Unprofessional Experience – Avoid I’ve had a deeply disappointing experience with this company, and I genuinely question why mortgage lenders continue to use them. It feels like they’re chosen purely because they’re cheap—not because they’re competent. A surveyor named R. Porter was assigned to value a property I’m purchasing. Her conduct was shockingly unprofessional: rude, dismissive, and unnecessarily arrogant throughout the process. As a property developer, I’ve dealt with many surveyors over the years, and I’ve never encountered someone who lacked such basic courtesy and professionalism. To make matters worse, the valuation report made absolutely no sense. It seemed to be based on lazy assumptions rather than any real market insight. Just because a property is priced attractively doesn’t automatically mean something is wrong with it—yet that’s the flawed logic they used. Thankfully, I’ve since had the property revalued by a separate, reputable firm, who confirmed that the price is more than fair. Unfortunately, the damage was already done—this company’s poor valuation negatively affected my mortgage application. I’ll now proceed with a cash purchase to avoid further delays. I will never use this company again, and I strongly urge others to be cautious. Property valuations should be fair, evidence-based, and conducted by professionals who know how to speak to clients respectfully. Sadly, that was not the case here. Honestly, I don’t understand how mortgage companies still work with this firm—just look at their reviews. If it weren’t for developers like us, they wouldn’t even have a job. Time for them to calm down and remember who they’re working for.

I have also been a victim of Connells undervaluing of my property. I live in a unique property that can't be valued by just doing a simple desktop valuation on houses with the same amount of bedrooms in the area. It is obvious to me that Connells saw no monetary value in the substantial plot my property is on, the multiple out buildings and the prime village location. As a result of this they undervalued my already reduced price property by 40k! I have moved countless times over the years and I know that valuations are usually slightly under the agreed sales price. This unrealistic valuation has not only devastated mine and our entire chain's hopes and dreams of moving to our forever homes, but they are playing with the emotions and mental health of the people involved.

Unfortunately, my experience with Connells Survey & Valuation was disappointing. Despite having a lease of 65 years — and my lender confirming they were happy to lend on anything above 50 — the valuer returned a £0 valuation, citing the lease as the sole reason. This completely stalled my mortgage process. While the surveyor was polite and professional in person, the final report felt unnecessarily conservative and disconnected from actual lender policy and market context. Other flats in the same block are proceeding just fine on similar lease terms. Cheers for the drama — wouldn’t recommend if you’re trying to get a mortgage with a short lease, no matter what your lender says.
